Alapaha GA Land for Sale

Located in Berrien County, Georgia, this property is a true working farm and homestead all in one. This income-producing farm has the space and capability to grow traditional South Georgia row crops, hay, or cattle, all just steps away from the front door of a 4,418 square foot primary home. Covering 161 acres in total, this farm features 5 different water features with the two biggest ponds stocked, 37 acres of natural area for wildlife, over 90 acres of tillable dirt currently under a farming lease, and 123 upland acres altogether that help grow hay and horses. Located on the western side of the property is the primary home built in 2012, offering 4,418 heated square feet with a 5 bed/3.5 bath count. Just outside the back door is a 1,640 heated square foot pool house with a spacious saltwater pool enclosed inside, all built in 2014. Wrapping up the structures on the homestead are two barns, both built in 2021, offering multipurpose use for raising horses and other needs on the farm, as well as a utility shed that has traditionally stored hay and tools for the farm. One of the greatest attributes of this property is the spaciousness offered on both the farm and the estate. While one can easily navigate every portion of the working farm, the primary living space offers the same sense of "open country". Once inside the 4,418 SF home, space and comfort welcomes everyone with a very large open-concept floor plan for the living room, kitchen, and dining room. Hand painted knobs on the kitchen cabinetry, brand-new specialized countertops, and wine cooler storage inside the kitchen island are signs of the elegance and detail this home was stewarded with. Surrounding the main open-concept area of the home is more bedrooms, office space, interior storage, and a master suite with a walk-in closet large enough to be another bedroom. His and hers concepts begin in the master suite but run throughout the home as well with different bedrooms and bathrooms. Bath and tub is offered in the master suite as well as multiple vanities and space for dressers, chest of drawers, or other amenities. Entertainment is a mainstay in the living area due to its size and build, which is just steps away from the enclosed back porch. Inspired by the landscape, the back covered porch offers boundless views of farm and its natural beauty and the wildlife that often navigate the farm. Additionally, adjacent to the back porch is a homemade shooting range, constructed with railroad ties and steel targets at different ranges, offering unmatched recreation opportunities and a sense of privacy and freedom that can only be offered in a property like this.
