For a specific home, ask its listing agent about the home’s condition and what an offer needs.
An MLS can mark a listing as a short sale, or as a potential or possible short sale. In the RESO Data Dictionary, a short sale “may require bank approval,” so an accepted offer may need the lender’s approval before the sale can close. For a specific home, ask its listing agent whether the sale needs that approval and whether it has been given.
An MLS can mark a listing as an auction or as sold under auction terms. MLS rules differ on the price an auction listing shows: depending on the MLS, it can be a starting or minimum bid, a reserve price, or an assessed, tax or market value, so it may not be what the home sells for. For a specific home, read the auction’s terms and ask its listing agent how bidding works before you bid.
