Pagosa Springs CO Land for Sale

Dropping down from the Continental Divide along the south side of Colorado's Wolf Creek Pass, you will find The River Ranch of Pagosa Springs, Colorado. Nestled amongst the rugged and expansive landscape of the South San Juan Wilderness Area, The River Ranch offers an angler's paradise with the convenience and excitement of a refreshingly authentic, mountain town. It just doesn't get much better than this. Spend the morning casting your way from one end of the ranch to the other, grab a cold craft beer in town and finish up with the evening hatch. Flanked by 1.1 miles of the San Juan River and its Gold Medal trout fishing, lush meadows, mature cottonwoods, giant ponderosa pines, mountain vistas and teeming with wildlife and bird activity, The River Ranch offers 116 acres of the best Colorado has to offer. Renowned throughout the flyfishing world, the San Juan River is abundant with rainbow, brown and cutthroat trout. Multiple, scenic building sites can be found throughout the ranch where elevations range from 7200 feet along the river meadows to 7400 feet on the higher bench to the west. Having easy, year-round access to the charming town of Pagosa Springs makes The River Ranch a wonderful choice for a full or part-time residence. Water rights provide for stock, irrigation, fire protection, storage and domestic usage. Bordered by the San Juan National Forest to the north, The River Ranch has access to thousands of acres to explore, hunt and enjoy. Located in the highly coveted, cottonwood-lined corridor, at the base of the moisture-laden Wolf Creek Pass and generally surrounded by larger acreage parcels, it is rare to find this type of ground available and an opportunity indeed to have such a lengthy stretch of the San Juan River to go along with it. You don't have to be an angler to enjoy the natural beauty, wildlife and solitude offered here at The River Ranch but with a setting this spectacular, you might as well pick up a rod and give flyfishing a try.
