Costa Mesa CA Home for Sale

Village Creek Townhomes are located in the South Coast Metro area of Costa Mesa, California. The complex dates back to 1976 when the first townhouses were built here. The builder built a variety of two to three bedroom floor plans that range in size from 1,254 to 1,736 square feet of living space. One of the biggest selling points for Village Creek is the great location in Costa Mesa that is very close to the popular South Coast Plaza shopping center. . It's important to note that the Village Creek community is under a land lease. The land lease is paid on a monthly basis in addition to the monthly homeowners association dues. The current Land Lease is $254.88, and the current HOA is 516.03, per month each. This is on top of any monthly mortgage payment you may have on the home. The association offers a nice community pool, spa and clubhouse that are included in the monthly homeowners association dues. The condo is VA-approved, but not FHA-approved. Functional spaces are highlighted by soaring vaulted ceilings and recently renovated/new windows, upgraded kitchen with stainless steel appliances.

Laguna Beach CA Manufactured In Park for Sale

VALUE IN THE LAND AND LOCATION: Twenty-seven owners share 1/27 ownership of the total land of the Thurston Mobile Home Park (apx. 1.33 acres in all). Adjacent Downtown Laguna Beach lot 22 named the "Sugar Shack" because of its retreat-like ambience, is a Laguna Beach hideaway featuring a rich garden area and exclusive privacy. It's priced at the very bottom of the market: next up, maybe $1.5/Million to $1.8 Million for a single-family residence in Laguna. That's some spread. Except for a few stragglers, this applies to all of Orange County as well. Located within Thurston Park, an all-ages twenty-seven lot mobile home community, its just a short walk to the Village of Laguna Beach and apx. five blocks to the beach. The Homeowner Association fee at the time of this writing, 1/24, is $700 per month per owner, but may vary by escrow closing. As you probably know, this is an incredibly low price for Orange County. Unique to the community, to maintain an owner-occupied resident environment, is that typical beachside summer rentals are not allowed, nor renting of any kind per Covenant, Conditions, and Restrictions of the Homeowner's Association. The Association itself, however, owns and maintains for the benefit of all owners three rentals whose income helps keep HOA expenses exceptionally low for all owners. Utilities, including electric, water, gas, and trash are paid for by the Thurston Park Association as well as property taxes. Note: Lot 22 is located at the far back right corner of park.
