He performed the duties of a Peace Officer for approximately 15 years until 1999. During this time Tim studied the law and was contemplating on becoming an attorney. Tim filed several law suits on the behalf of other peace officers with success. In the year 2000 Tim was licensed as a California Real Estate Agent and quickly became proficient in Land Development, Commercial and Residential Real Estate. In 2003 Tim opened his own Real Estate Brokerage and by 2005 he employed a management team and over 100 Real Estate Agents. In 2005 Tim understood that there were many areas out of his control in the Real Estate field. Tim also struggled with issues of anger due to his past violet experiences as a peace officer. As Tim searched for ways to manage his Real Estate Brokerage and temper, a good friend introduced Tim to Jesus as a solution. Tim quickly developed a great passion to know God better and he had a born-again experience combined with signs, miracles and speaking in other tongues. Bio for Tim Van Gelder 2000 – 2023 Real Estate In 2000 Tim assembled 40 Acres of land at Whitehouse Rd. in Elk Grove CA. This land was owned by 6 different land owners and had many obstacles to be resolved and overcome. The property was sold for $3,400,000.00 to a Peter Saetes and it successfully closed escrow with a sale to Centex Homes. The Sellers were very happy. From 2000 through 2005 Tim negotiated and successfully closed approximately 32 residential real estate sales a year. In 2003 Tim also completed a commercial condo conversion on a 14-unit apartment complex in Galt CA. for a sale price of $1,950,000.00 This required communicating with the City of Galt and resolving a complex list of conditions and demands for the apartments to receive separate APN’s to be later sold as individual units. This was a successful transaction for all parties. In October of 2003 Tim opened his 1st Real Estate Brokerage (VGC Real Estate Group) and negotiated a 10,000 square foot office lease with needs for tenant improvements. By October 2004 within 12 months Tim employed approximately 85 real estate agents and Tim was expanding his Commercial Real Estate Division. In 2005 Tim negotiated several commercial leases for 3 different churches. Tim also assisted the churches with acquiring the conditional uses permits to have the City approvals needed to legally meet all City requirements. Tim also sold a Commercial Building on Florin Rd. with a Mexican Restaurant. Tim was also working more closely with Peter Saetes and doing land development and commercial transactions. In October of 2005 Tim opeed his 2nd 10,000 square foot Real Estate Office lease in the Elk Grove Area. Tim now employed over 110 Real Estate Agents, a management team with VGC Real Estate Group. 2005 Tim gave his life to follow Jesus and honor God as best as he could. Tim had a born-again experience followed with signs, miracles and speaking in different tongues. Tim registered at Epic Bible College night school and was adamant to read his bible and study the word of God. By 2006 the entire Country’s Real Estate Industry started to quickly collapse. Tim’s relationship with Countywide Home Loans proved to be God’s Favor and Countrywide asked Tim to be a Real Estate Owned (REO) Broker for the possibility that Countrywide might have a few foreclosures. Tim quickly became one of Countrywide’s Top REO Brokers and was processing approximately 10 bank listing sales per month. In 2007 Countrywide went bankrupt and they were purchased by Bank of America. BOA continued to employee Time as an REO Broker through 2008. From 2008 through present Tim continued to sale and lease Commercial and Residential Real Estate. Tim has continued as a full time Real Estate Broker from 2000 through present. In 2012 Tim and his daughter opened their new brokerage (Van Gelder Real Estate) From 2012 to 2023 Tim sold approximately 10 homes a year, a small commercial building with a tax business in Sacramento, 1 mixed commercial building in Berkeley, an 8-unit apartment complex in Berkeley and negotiated several leases for small business.
