Tanner Rauk
Growing up on a tree farm in Northwest Montana in the Flathead Valley, Tanner learned the importance of work ethic and appreciating the land we live on. Unlike other states, in his opinion, Montana is one of the most diverse states in the lower 48. With a tremendous amount of recreational opportunities, from world-class hunting to the best stream and mountain lake fishing, upland bird, and waterfowl and do not forget about all of their winter sports – all of which he has done from a young age. After high school, he attended Montana State University to study Mechanical Engineering, while on an athletic scholarship. College was a fantastic experience and time well spent building many relationships, which led him to a career in the oil and gas industry for 13 years traveling all over the Western United States. As some Montanans know, once you leave – the mountains will always call you back. After Tanner’s time in the oil and gas industry, his family and Tanner heard that calling. They relocated back to Missoula, Montana where hunting, fishing, and exploring is once again at their fingertips. The future is full of opportunity, and he hopes to help others, like his family - hear the mountains calling.

The Clearwater Meadows Ranch subdivision is located off of Highway 200 - sixteen miles from Seeley Lake and 36 miles from Missoula. Touching the Nature Conservancy to the north which allows public use and hunting, it is in the backyard of two prestigious wilderness areas and world-class trout streams. With preliminary approval already acquired, twenty lots ranging from 3 to 20 acres can be subdivided and developed through-out this former ranch upon final approval. This investment offers developers a wholesale development property in a high barrier-to-entry county for subdivisions. With over 1800' of road frontage on Highway 200 and an AADT of 3,524 - this roadway experienced 25% growth in 2021 according to the Montana Department of Transportation. Over 130 acres of this ranch is gently sloping, sparsely timbered, high quality pasture land with mountain views - offering buyers ranching and homesteading opportunities in a premier location. Less than an hour from an international airport - enjoy living adjacent to wild western Montana wildlife while maintaining access to amenities. Although this property has potential for a variety of land development applications, the ideal land uses would be the development of a premier ranch, the development of multiple "mini" ranches/homesteads, or the development of large, premier home-building lots. Final approval is in process for the current subdivision plan, but lot boundary modifications are still possible at this time. Health Department approval has been obtained for septic systems on the property. Nearby well logs indicate static water levels between approximately 30' - 45' with some yields averaging around 30 gpm. The property is "unzoned."Old ranching/farming buildings, homes, and trailers are located on the northeast side of the property along Vannoy Lane. Blanchard Creek runs through the property and flows steadily year round - branching into the Clearwater River. To the north and west within walking distance of the property is the Clearwater State Forest. The Clearwater River is located on the other side of Highway 200. The sale of the property's water rights are subject to negotiation. The status and details of the water rights currently attached to the property are unconfirmed and buyers should perform their own due diligence. There are records of flood irrigation rights out of Blanchard Creek via a headgate. The local area features some of the most expansive wildernesses in the lower 48 between the Bob Marshall Wilderness Complex, Mission Mountain Wilderness, Clearwater State Forest, and Flathead National Forest. This part of western Montana is home to healthy and abundant herds of elk, whitetail deer, mule deer, bears, moose, bighorn sheep, grouse, and waterfowl. Most well known for it's trophy whitetails, hunting district 285 is a general elk and deer unit which provides regular hunting opportunities for both residents and non-residents. The Clearwater River, Clark Fork River, Blackfoot River, and Flathead River are a few of the most well-known and pristine rivers in Montana for fishing, rafting, kayaking, and recreation. Between cutthroat and grayling in the remote alpine lakes of the Scapegoat wilderness and the pike, bull trout, and kokanee salmon in Salmon and Seeley Lakes - a fisherman could spend a lifetime trying to explore the local waters. Between the hiking, hunting, fishing, boating and rafting in the summertime, and snowmobiling, skiing/snowboarding, and snowshoeing in the winter - there are 365 days of outdoor recreation available here. Charlo MT Farm for Sale
MOTIVATED SELLERS. The Moiese Valley Ranch is a true working ranch featuring irrigated cropland, fenced pasture, housing, facilities, and equipment embedded within an unparalleled western Montana landscape. Approximately 141 acres is completely uneased - without any codes, covenants, conservation easements, restrictions. A large portion of the ranch is encompassed by a Five Valleys Land Trust Conservation Easement that is in place to protect this ranch from development and to promote ranching, farming, and agriculture within the beautiful Mission Valley. There are three designated residential dwelling/farmstead areas located within the easement. With the snow capped peaks of the Mission Mountains to the east, the ranch is located within the Flathead Indian Reservation in a small countryside community - a short distance from Polson and the iconic, turquoise waters of Flathead Lake. Contact Joe Sangimino / Tanner Rauk at 406.407.4287, or your real estate professional. A well-established balance of irrigated cropland, facilities, rangeland, and homesteading acreage speaks to the year round utility of this ranch. Six center pivots and +/- 7 wheel lines irrigate approximately +/-1,250 acres of alfalfa, barley, triticale, corn, and grass hay mixes with significant water allotments. The water is delivered through a network of canals via the Flathead Irrigation Project. Historic yields range from approximately 10-20 tons per acre of corn silage, +/-20 tons per acre of triticale, +/-5-6 tons per acre for the established alfalfa, and +/-3 tons per acre for the new alfalfa. The non-irrigated acreage is utilized as fenced rangeland with native grasses. This well-furnished ranch is equipped with two +/-30,000-bushel grain storage bins, two silage pits, equipment, and implements to complement its productive farmland. The lower elevation of the Mission Valley relative to other parts of the state results in favorable farming climates, and longer growing seasons. Its one of the contributing factors for the reputation of this area as having rich soil and high quality hay. This ranch spans nearly 3 miles from north to south with one large block of acreage and two smaller blocks a short distance down the road. Although it has a long history as an operational dairy, breeding Holsteins for year round milk-production, it is well-suited for beef production and other ranching/farming exploits. In 2023, it was milking approximately 750 cows and supporting an additional 92 dry cows + 654 heifers. With the addition of 600 more free stalls, it had an estimated carrying capacity of 1500 milking cows. The +/- 1,125 acres of fenced rangeland is estimated to support 280-340 AUMs on its own. However, with the cropland producing silage coupled with grain bins, silage pits, valley land and cattle sheltering facilities, the wintering capacity is substantial. Existing dairy facilities include free-stall barns for 750 cows, 850 covered sheds for young stock, a loafing shed for 100+ cows, maternity pens, and a double-15 parallel milking parlor fitted with no-slip platforms, automatic sprayers and drains, rapid-exit stalls, a 72,000 pound storage tank, etc. All equipment, vehicles, tools, silage, seed, and personal property owned by the ranch are negotiable separately. There are two parts of the ranch that are not contiguous with the main portion totaling about 356 acres. Each section of the ranch is accessible via gravel roads with the majority featuring flat valley topography. Approximately +/-1,125 acres is fenced rangeland accessible by ATV, horses, or trucks in certain locations. The highpoint of the ranch is +/- 3,740 in elevation with a breathtaking view out over the Flathead River. There is a cell tower lease near the high point of the ranch that produces additional income. The Five Valleys Conservation Easement was organized to preserve, protect, enhance, and restore, in perpetuity, the Conservation Values of the Protected Property including protecting agricultural use and related conservation values. Development for non-agricultural and ranching related uses are not permitted within the easement and there are designated use areas for residential dwelling units and farmsteads. There are four homes on the ranch, a +/-7300 square foot double barn built in 2006, and a central office. Two of the residential use areas currently have single family homes that are used to house workers, while one has not been built on yet. The third is undeveloped. The Dairy Facility Area encompasses 25 acres in size and houses most of the former dairy infrastructure. The easement also has a limited right to transfer a single tract or make adjustments to the boundary. The location of this property is exceptional with easy access to all the amenities of the lake resort community of Polson. The community offers lodging, shopping, medical facilities, a municipal landing strip, restaurants, etc. Commercial air service is located 55 minutes away at Missoula Montana Airport and also 1 hour and 40 minutes at Glacier International Airport in Kalispell. Flathead Lake, less than 30 minutes away, is the largest natural freshwater lake west of the Mississippi River with approx 197 square miles of turquoise blue water and phenomenal fishing for lake trout, smallmouth bass, whitefish, perch, pike, and other species. To the east, the Mission Mountain Range features jagged, snow capped peaks. On the other side of the Missions is the Bob Marshall Wilderness Complex which is the 5th largest wilderness complex in the lower 48. Less than 2 hours to the north is the entrance to one of the most pristine and epic landscapes in North America: Glacier National Park! Although the hunting opportunities are restrictive for non-tribal members within the private lands of the Flathead Reservation, theres no shortage of places to hike and hunt within a short drive! The buyer is responsible for performing their own due diligence. This country home on acreage is a classic northwestern Montana estate - ideal for sportsman and/or equestrian enthusiasts. Featuring a large flat yard surrounded by timber, this 3,248 square foot, 4-bedroom, 4-bathroom home has a rugged and rustic architectural design perfect for those that love the great outdoors. Additional irrigation rights are listed with this property by the DNRC - which would enable the possibility of an irrigated pasture for horses! An adjacent meadow was previously planted with a clover and equine mix, so the conversion into an equestrian estate would be trivial on this land! The home comes with a two car attached garage, large commercial-grade 60x48 heated shop, gazebo, fenced garden, two sheds, and a dog kennel/run. Light CCRs accompany the property. The property is able to be subdivided into two parcels - and two homes are permitted per parcel. Call Joe Sangimino / Tanner Rauk at (406) 407-4287, or your real estate professional. LAND - they arent making any more of it! The trail system, healthy / thinned timber, grass/clover mixes all demonstrate the level of stewardship that has gone into this property. There is a large plateau on the hilltop and additional low lying flatland by the shop - both of which would be suitable as future pasture for horses if cleared. The sellers worked with the forest service to have the property thinned four years ago for fire mitigation. This has created both a lush habitat for wildlife, as well as aesthetics comparable to that of a state park. Deer, turkey, bears, lions - and a variety of other wild game species frequent the property. The bordering public land provides access to Flathead National Forest, Ray Kuhns Wildlife Management area, and a number of ponds and lakes that are hike-in access only. The sellers reported that the road on the east side of the property (Pete Ridge) has a gate that is opened sometime around the 4th of July every year - providing access to the road infrastructure through-out the public land to high clearance 4x4s and UTVs. It doesnt take long to notice how meticulously cared for and maintained the improvements on the property have been. A wrap around porch offers the perfect place to drink your morning coffee. The upstairs features beautiful hardwood floors, large picture windows, and a stone fireplace creating an earthly natural ambience. The elegant kitchen has been outfitted with custom cherry cabinetry, quartz countertops, over-cabinet and under cabinet lighting, a propane stove, and newer appliances. The master bedroom has its own entrance from the porch, a spacious bathroom with a tiled shower, and a walk in closet. There are two bedrooms and two full bathrooms upstairs, while two bedrooms and 1.5 bathrooms are downstairs. There is an additional living room downstairs and a patio. The home has electric, well-water, a septic system, and the sellers have utilized Starlink high speed internet (although Centurylink cable internet is available). The home is equipped with a newer Lenox air source electric heat pump with a variable speed handler. It also has central air conditioning. There is cell service on the upper portion of the property with Verizon. The well pump was replaced approx 7 years ago and the septic was pumped two years ago. The 60x48 shop is exceptionally clean, well designed, and organized. It features a 10 garage door, in-floor radiant heat (not currently used), an electric wall heater, butcher block work benches, water hookups inside, a frost freeze on the exterior, and both 110 and 220 amp electric outlets on every wall. It was designed with custom carpentry in mind and was outfitted accordingly with wall mounted air compressor lines, a commercial vacuum system, septic future pipe stub, concrete floors, and insulated walls. The shop overhang provides additional storage for your toys, or could easily be converted into horse stalls. Cell reception at the shop is poor, so it was equipped with Centurylink internet and a landline phone for communication - as well as a TV. There is currently no functional bathroom and no septic system down at the shop. Given the CCRs, it could easily be converted into a second residence. The estate is located on a private gravel road that does not permit through-traffic. There is a reservation of roadway and utility easement for all of the applicable property owners to use this road, and maintenance is coordinated between the residents. The road is sprayed for dust suppression every year, and is typically approximately $3,000 split amongst the neighbors. The neighbors typically take turns plowing snow off the road and performing pothole maintenance. An internal trail system takes you around this beautifully maintained land and the property connects to Flathead National Forest. This allows endless recreation from horseback riding, hunting, riding UTVs, hiking, biking, etc - right out your back door. There are a number of lakes located within the Ray Kuhns Wildlife Management area, some of which offer fishing opportunities. The public land in this area hosts healthy herds of whitetail deer, the occasional mule deer, wandering herds of elk, bears, mountain lions, turkeys, upland birds, and a variety of small game. Elk, deer, and bear tags are over the counter in this unit for residents. There is no shortage of amenities in the local area. The property is located about the same distance from Whitefish and Kalispell. Visit Whitefish Mountain Resort in the winter for a 5-star skiing / snowboarding experience. Visit Glacier National Park in the summer and wander the jagged high mountain peaks with the mountain goats. Flathead Lake offers tremendous fishing for lake trout, whitefish, smallmouth bass, and perch. Numerous other lakes and rivers in the area offer fishing experiences that would satisfy any angler - as well as kayaking, boating, and floating recreation. The area local to this property is paradise for outdoor enthusiasts - and this is the perfect home base. The property is located 25 minutes from Kalispell, 24 minutes to Whitefish, 29 minutes to Glacier International Airport, and 30 minutes to Flathead Lake. Personal property is not included with the listing, but is subject to separate negotiations with the seller. One bedroom in the basement does not have a window. MOTIVATED SELLERS. This is one of the last large acreage privately owned tracts in Lakeside with direct views of Flathead Lake. THIS PROPERTY BORDERS PUBLIC LAND, HAS TWO ENTRANCES (BLACKTAIL ROAD FRONTAGE AND EMILS LANE), AND THERE ARE NO CCRS OR HOA. The sun rises each morning over the Swan Mountains to the east above Flathead Lake - radiating a colorful live show as the fog lifts above the snow-capped mountains. Many of the premier home sites on this tract feature a spectacular east-facing view perfectly showcasing these epic Montana sunrises. Come see for yourself. Contact Joe Sangimino / Tanner Rauk at (406) 407-4287, or your real estate professional. The property is located above the town of Lakeside (pop. ~2700) with a travel distance of approximately 1.6 miles from I-93 to the main entrance. It has excellent road access off of Emils Lane as well as a former logging road off of Blacktail Road. Both entrances are gated, there are no through roads, and an interior road infrastructure suitable for an SUV spans almost 3 miles across the property. It borders public land to the west (Flathead National Forest), and offers tranquility, seclusion, and privacy above a small lakefront town. Glacier International Airport is a short 20-minute drive. The terrain on this property is very diverse and usable featuring stands of ponderosa pine, lodgepole pine, and douglas fir of varying age and marketability. The topography is diverse; much of the property is flat and/or gently sloping. There are a couple of steep drainages and hillsides on the southwest corner, south central border, and western boundary. Although this property has the potential to be suitable for a variety of residential developments, the ideal land uses would be the development of a luxury estate, family compound, hobby ranch, horse property, or ranch. This property is currently unzoned. There are at least seven easily identifiable flat areas that are topographically suitable for pasture / field development. For ranching and equestrian applications, approximately 85+ acres could potentially be converted into fenced pasture with a mountain backdrop. The flat areas could also be suitable for the development of roping arenas, outbuildings, guest houses, cabins, etc. The easternmost approximately 3-acre parcel was created to maintain permanent access to the property. There is a recorded permanent easement connecting the end of this parcel to Emils Crest Road. This entrance parcel is approximately 1300 long about half of which is also used by the neighbor for access to their home of the north side of this small parcel. The entrance to the approximately 400-acre tract is gated, fenced, and locked. A buried electric transformer has been constructed at the entrance to the property, but there is neighboring electric available in other locations. With well logs available from surrounding tracts, water wells and septic installation are not anticipated as a building constraint. Depending on elevation, the static water levels range from approximately 130 440. The production rates of surrounding wells range from approximately 12 40 gpm based on publicly available well logs. This property borders 480 acres of Flathead National Forest (public land) to the west that encompasses Baldy Mountain (elevation 4954). Further to the west is a large section of National Forest around Blacktail Mountain that is open to hiking, hunting, and public recreation. The habitat and terrain on the property is currently supporting a healthy population of whitetail deer, grouse, and turkey. Elk also frequent the property through-out the year, as well as the occasional black bear and mountain lion. For the outdoorsman, theres 365 days worth of enjoyment to be had in this part of Montana. Take your pick of epic trout streams full of browns and rainbows, alpine lakes with grayling and cutthroat trout, or lake fishing for giant, hook-jawed lake trout. The whitetail, grouse, turkey, and bear hunting on this property could be excellent through good habitat management practices. In terms of amenities, the local area has much to offer. Flathead Lake is 197 square miles and is the 79th largest natural freshwater lakes in the world. It features gorgeous views in every direction, endless recreational boating opportunities, and world class fishing for lake trout, whitefish, northern pike, and perch. Glacier National Park, the Bob Marshall Wilderness Complex, Wild Horse Island, and Whitefish Ski Resort are part of a long list of northwest Montana destinations that make this area special.
