About this 5,000 sq ft business

STEP BACK IN TIME WITH THIS ONE-OF-A-KIND IRVING LANDMARK! With roots as a grocery store dating back to 1908, this historic commercial property has been a fixture in the community for more than a century and offers an opportunity that is truly difficult to duplicate! The approximately 2,500 square foot main level is filled with original character, featuring impressive 12-foot ceilings, original tile ceilings, wood floors, and even the original operational checkout counter. From the moment you walk through the door, the charm and history of this longtime neighborhood store are unmistakable. Currently operating as a full-service grocery store, the property has also become a favorite local stop for a quick lunch, known for its roller-style hot dogs and sandwiches. A traditional butcher shop offering hand-cut meats has been another longtime staple of the business. The main level includes grocery fixtures and shelving, a butcher and meat preparation area, two walk-in coolers, a refrigerated meat display, and related store equipment. BEST OF ALL, THIS IS A TRUE TURNKEY BUSINESS OPPORTUNITY! The sale includes the business, fixtures, equipment, and remaining inventory, with the exception of one butcher block the owners plan to retain. Other than that, the keys are yours to continue the operation and carry on a tradition that has served the Irving community for generations! CURRENT STORE HOURS are Monday through Friday from 7:30 AM to 4:30 PM and Saturday from 7:30 AM to 1:00 PM, giving the next owner an established operating schedule with plenty of opportunity to expand hours if desired. And there is even more potential upstairs! The second story offers approximately 2,500 additional square feet that could be renovated and reimagined into apartments, a spacious studio, office space, or another use to complement the main level. The original exterior staircase was removed years ago, so access to the second floor would require construction of a new interior or exterior staircase as part of any future renovation. The current owners purchased the property in 1972 and, after more than five decades of ownership, are ready to retire and pass this special piece of Irving history on to its next owner. Offering approximately 47 feet of frontage along heavily traveled Illinois Route 16 in downtown Irving, the property enjoys excellent visibility and convenient access. Located next to Grandma's Kitchen and the Irving Post Office and across from Bank & Trust, this is a prime downtown location with tremendous possibilities. HERE'S WHERE THE OPPORTUNITY GETS EVEN BETTER! The neighboring Grandma's Kitchen property and business, MLS #26057720, is also being offered for sale. The restaurant currently purchases meats and other supplies from this grocery business, creating a natural relationship between the two established operations. Imagine the possibilities of purchasing both properties and businesses and having a grocery store, butcher shop, restaurant, gaming operation, and additional upper-level space all working together in the heart of downtown Irving! Purchase this property on its own and continue a tradition that has lasted for generations, or take advantage of the rare opportunity to acquire both neighboring properties and bring an entirely new vision to this downtown location. THE POTENTIAL IS ENDLESS. IF YOU CAN DREAM IT, YOU CAN MAKE IT HAPPEN!
