About this 1 bedroom 2 bath home

For the first time in more than 30 years, Hart's Haven is being offered for sale. Located in Quitman County, Georgia, this 433.4-acre recreational and hunting property combines managed timber, hardwood bottoms, established wildlife habitat, water resources, lodging, equipment storage and an extensive package of equipment and improvements. The property features planted pines in various stages of growth interspersed with numerous hardwood bottoms. This mixture creates varied terrain and habitat across the acreage. Pataula Creek runs through the property, providing a year-round water source, while a 5-acre pond adds another significant water feature. The pond contains bass, crappie and bream and also provides seasonal habitat for ducks during the fall and winter. Hart's Haven has been managed with deer and turkey in mind and features numerous established food plots throughout the property. Shooting houses are positioned on food plots, and 10 ladder stands are also included with the sale. Several food plots feature fenced feeding areas designed to limit access by wild hogs, along with automatic feeders. Access throughout the acreage is supported by an extensive internal road system. Portions of the road network have recently been bulldozed and widened to improve navigation and access to different areas of the property. The combination of roads, food plots, timber stands, hardwood bottoms and water features provides multiple options for accessing and using the acreage for hunting, wildlife management and other recreational activities. Georgia Power is expected to establish a power line corridor through the property. Once established, the corridor is expected to provide long-distance visibility through portions of the acreage and create additional open habitat maintained through routine vegetation management. This feature can provide additional options for stand placement and rifle hunting while complementing the property's existing wooded cover, food plots and internal access. Improvements include an approximately 1,200-square-foot main cabin with one bedroom and one and a half bathrooms. The cabin is finished with tongue-and-groove pine and includes custom wood details, including a natural-edge wood island top. The bedroom features a custom-made king-size bed. A sprinkler system serves the cabin yard. A detached garage provides additional storage and is topped by an approximately 1,000-square-foot apartment. The apartment is also finished in tongue-and-groove pine and includes one bathroom and a kitchenette area. Covered areas are located on both sides of the garage for camper parking, with a 50-amp camper hookup on each side. An additional exterior-access bathroom is located at the rear of the garage. Equipment and property maintenance needs are supported by two pole barns measuring approximately 32 feet by 76 feet and 32 feet by 50 feet. One pole barn also has a 50-amp camper hookup. These structures provide substantial covered space for tractors, implements and other equipment. A notable component of the offering is the equipment package scheduled to convey with the sale. Included are a 2019 Kubota 52-horsepower tractor and a 1995 Massey Ferguson 231 tractor, along with several implements. Other included equipment consists of a 1981 Jeep Scrambler, 1992 Honda four-wheeler, 2001 Kubota ZXD21 diesel zero-turn mower, 350-gallon diesel fuel tank with electric pump and a 25-ton wood splitter. Shooting houses and 10 ladder stands are also scheduled to convey. A complete list of items conveying with the sale will be provided.
