About this 1 bedroom 1 bath house

Tucked away on 26.47 acres on Ritch Church Road, this one-of-a-kind property offers the kind of setting that's hard to replicate. Towering live oaks stretch across the landscape, creating a breathtaking backdrop that first captured the owner's attention years ago - including one massive oak measuring nearly 29 feet in circumference. Combined with open pasture, peaceful pond views, and complete privacy, this property delivers the feeling of a true escape while still being within reach of the Georgia coast. At the edge of the property sits a beautifully built 30x70 barn-style shop featuring a fully functional living space thoughtfully designed and largely handcrafted by the owner himself. The apartment includes approximately 650 square feet with a bedroom, bathroom, laundry area, kitchen, office nook, and living room space. Heated floors, mini-split HVAC, reclaimed materials, and custom finishes throughout give the space warmth and character that fit perfectly with the property's rustic setting. The massive shop area includes multiple roll-up doors, abundant power, extensive lighting, and room for equipment, storage, hobbies, or future expansion. The pond is truly a focal point of the property. Originally created from a natural depression, it was professionally deepened with channels reaching an estimated 20-30 feet deep and is fed by both a well and a natural spring discovered during excavation. Stocked with bass, bluegill, Georgia Giants, and carp, it has become a gathering place for both family and wildlife alike. An aerator fountain keeps the pond healthy and adds to the peaceful atmosphere. Outdoor living was clearly prioritized here. A screened porch overlooks the pond and patio area, while a separate bunkhouse with beds and bath space provides additional accommodations for guests or family. A fire pit gathering area, outdoor shower, fuel storage structure, and multiple utility improvements make the property highly functional for recreation, entertaining, or extended stays. A beautiful 12 acre hay field adds both function and scenery to the property. The field is currently in production, providing potential lease income that helps offset property taxes and maintenance costs while also creating a wide-open view that perfectly complements the towering oak trees and pond setting. Wildlife and nature are part of everyday life on this property. Quail calls in the mornings, deer moving through the back of the property, ducks, turtles, and countless other species make this place feel alive year-round. Whether you're looking for a private recreational retreat, a weekend getaway, a hunting property, or simply a peaceful place to unwind, this property offers an experience that's difficult to fully appreciate until you stand here yourself.
