About this 3 bedroom 2 bath house

SHOWINGS START MAY 30, 2026. NEW PHOTOS ARE UP! VIDEOS AND PROPERTY DISCLOSURES FOR EACH BUILDING COMING SOON. Cherry Ridge Cabins is an 11-acre cabin retreat and income-producing hospitality property in Boggs Township, just 25 minutes from Penn State and Beaver Stadium, offering a rare combination of rental cabins, event space, and owner-operator living in the mountains of Central Pennsylvania. Located near Bald Eagle State Park, Sproul State Forest, and Pennsylvania State Game Lands Number 92, this property is positioned for short-term rental demand tied to Penn State events, trout fishing, hunting, hiking, reunions, retreats, and outdoor recreation. The property includes six rentable cabins, a 1,200-square-foot social hall with commercial-style gathering potential, and a 2,000-square-foot contemporary single-family home built in 2004. The home features 3 bedrooms, 2 full baths, vaulted ceilings in the family room, cherry hardwood flooring, hickory cabinetry, an open-concept kitchen/dining/living area, attached 1-car garage, partially finished basement, and multi-level decking. The home could serve as an owner’s residence, property manager quarters, or an additional rental opportunity. Cabin configurations include a rustic log cabin, multiple 2-bedroom units, a 3-bedroom cabin, an efficiency unit, and a 1-bedroom cabin, with an overall sleeping capacity of approximately 27 guests across the property. All cabins include kitchens, living areas, heat, and furnishings. Several cabins are already in strong condition, while others would benefit from cosmetic updates including flooring, appliances, paint, furnishings, and deck refinishing. Structurally, the buildings are sound and positioned for phased improvements over time. The social hall seats approximately 50 guests and includes a kitchen, separate men’s and women’s bathrooms, and year-round usability, creating opportunities for family reunions, church retreats, hunting camps, fishing groups, wellness retreats, corporate gatherings, and Penn State football weekends. Two outdoor pavilions, a functioning cedar-lined sauna, a pole barn, and the original sawmill building add additional utility and character to the property. The location is a major part of the long-term value proposition. The property is approximately: 14 minutes to Bald Eagle State Park and Sayers Lake, 10 minutes to Interstate 80, 5 minutes to State Game Lands 92, 15–20 minutes to renowned trout fishing on Bald Eagle Creek and Spring Creek, & 25 minutes to Penn State University and Beaver Stadium This area draws consistent seasonal demand from Penn State visitors, fly fishermen, hunters, hikers, mountain bikers, and outdoor recreation travelers looking for lodging near Central Pennsylvania’s public lands and recreational corridors. For investors, the opportunity here is not based on the current operation. The current ownership has operated the property in a more traditional and limited capacity without leveraging modern short-term rental platforms such as Airbnb or VRBO. The value lies in what the property can become with thoughtful repositioning, strategic upgrades, and professional marketing. There is room to expand the existing concept with additional cabins, glamping accommodations, enhanced outdoor gathering areas, upgraded HVAC systems such as mini-splits, and stronger event programming. Properties with this level of infrastructure already in place — multiple cabins, event space, owner housing, well/septic systems, and proximity to Penn State plus public recreation — are increasingly difficult to replicate at today’s construction costs. For buyers looking for a hospitality investment property, retreat center, hunting lodge operation, family compound, or cabin rental business near State College and Penn State, Cherry Ridge Cabins presents a compelling value-add opportunity with substantial upside potential.
