About this 1 bedroom 2 bath house

Do you dream of room to roam in the rolling foothills of Rappahannock County? Fox Hill is a dream come true in the heart of Virginia's Piedmont. Verdant pastures undulate and meet lush forest on the flanks of Mason Mountain. Take in the ever-present views of Piedmont hills, Blue Ridge Mountains and your own private, hidden oasis. This sprawling property is 75 acres in two tax map parcels. 🐎 Fox Hill prominently features a stunning 1800s timber frame bank barn, which was rebuilt on site in 2018. Built on a new, poured concrete foundation, the lower floor is a well-appointed horse stable with 8 stalls, wash stall, feed room, and a sunny tack room with a full bath and kitchenette. 🐎 The upper floor has a very comfortable 1-bedroom apartment at its southern end. It is thoughtfully designed with high ceilings and oversized windows to let in the light. There is a bath with heated slate floors, a generous walk-in closet, and details like antique barn wood trim. The structure has Hardiplank siding and a standing-seam metal roof, providing low maintenance and longevity. 🐎 In addition to the apartment, the upper floor of the barn has a breathtaking, 3-story unfinished space. With a striking modern glass wall and door at the entrance, and authentic pegged timber frame construction, possibilities abound. This could be a stunning expansion of the living space, an impressive event venue, or maybe a tasting room for a farm winery or brewery. A septic system for 5 bedrooms is already in place and allows for either building a separate home uphill of the barn, or converting the barn space. 🐎 Fox Hill has 5 separately fenced pastures, a large run-in shed for horses, automatic waterers, and cattle sorting and loading infrastructure. Additionally, there is a machine shop/shed with electricity and a woodstove-heated workspace. The property is in the heart of the Thornton Hill Hounds foxhunting territory and is a short drive to several other hunts. Historic Warrenton and Upperville horse show grounds are each around an hour's drive, as are many other training and show facilities. 🐎 Rappahannock and surrounding counties offer endless recreational possibilities. Nearby Shenandoah National Park is home to scenic Skyline Drive with its overlooks as well as many miles of trails. There are wineries and breweries, great restaurants and cafes, antique stores, farms and orchards, and much more. Looking for cultural activities? Visit one of the many art galleries, attend a play or a concert at one of the theaters, or visit the Rappahannock Historical Society’s museum. 🐎 Near Sperryville and “little” Washington, and convenient to Warrenton and Culpeper, Fox Hill is ideally situated for full-time residents or weekenders alike. Located less than two hours from Washington, DC, and just over an hour from Charlottesville, the property is within an easy driving distance for weekend getaways.
