I just want to share some good News about the Real Estate Market in Clark County Washington! 

Lots of good news for you to see..

The latest Market updates came out and I wanted to let you know what was going on with the real estate market in SW Washington.  Attached is the full report, but here is a quick summary:
1.  Months worth of inventory is down to 7.3 months, which is just shy of where we were in August, 2007.  The inventory continues to drop, from a high in February, 2009 of 18.6 months worth of inventory.  (months of inventory is the amount of time it would take to sell all the homes currently on the market at the current rate of home sales)
2.  July Sales:
a.  July, 2009 compared to July, 2008
i.  Pending Sales rose 30.30%
ii.  Closed Sales increased 23.5%
iii.  New listings decreased 23.8% (less homes on the market)
b.  July, 2009 compared to June, 2009
i.  Pending Sales rose 1.5%
ii.  Closed Sales increased 9.4%
iii.  New Listings decreased 8.6% (again this means less homes on the market)
3.  Sale Prices
a.  Average Sales for July, 2009 compared to July, 2008 is down 16.3%
b.  Median Priced has also dropped by 13.1% compared to July, 2008
c.  July, 2009 to June, 2009 :
i.  Average sale price dropped 2.9% (The average sale price could have dropped due to first time home buyers taking advantage of the $8,000 tax credit)
ii.  Median sale price was up 0.2%
